Construction and Petroleum Products Industry and Trade
Limited Company is the corporate name of Ali Taban's
sole proprietorship titled Güneri Mass Housing and
Office Construction and Organization.

How did we start, how did we accomplish?
Ali
Taban made its debut in the construction and building
sector by undertaking the Organization of and assuming
the Chairman role for Low-Income Brackets of Istanbul,
Güneri, Members of Emlak Kredi Bank that acquired
the loan procurement right granted to mass housing
builders before 1982.
With
the revolutionary "Mass Housing" concept
launched after the inauguration of the Mass Housing
Administration and Mass Housing Fund set up by the
Government headed by deceased Turgut Özal in 1984,
the industry gained a new dimension. During this process,
Ali Taban carried on building the TEK MEMBERS (Gün
Housing Complex), TABAN MASS HOUSING, YENİ DÜNYA HOUSING
COMPLEX and SILA HOUSING COMPLEX projects.
The
list of projects completed by Ali Taban - Güneri Mass

that also undertook the contractor's role for all
the foregoing constructions can be seen in the "completed
projects" page. One should strictly
keep in his mind that, more than ONE MILLION families
became house owners upon the construction of mass
housings between 1985 and1990 thanks to the partial
loan support provided by the Mass Housing Fund.
However,
upon the Mass Housing Administration ceased to grant
loans for mass housings whereby individual loans came
to the foreground and number of mass housing builders
victimizing and exploiting its subscribers increased
over the last 8-10 years; the advantage of becoming
a house owner through mass housings was badly harmed.
Yet with the inauguration of the Mortgage System and
commencement of the practice of procuring loans during
the construction phase, the mass housing builders
will definitely be the first alternative recurring
to mind for middle and low-income brackets desiring
to possess their own houses.

We acted systemically and underwent restructuring
While the devastation political and economical crisis
of 2001 was underway, we completed the last block
of the Yeni Dünya Housing Complex comprised of 10
blocks and 240 flats and set out to the construction
of a Business Center in the Ümraniye Industrial Complex
and then a 22.000-sqm oil Plant in Bolu-Kaynaşlı.
At that time, accompanied with the revival of the
political and economical stability naturally culminating
in decline in inflation, the interest and exchange
rates dropped as well and cash funds were predominantly
routed to real estate investments. Also the need to
housing climaxed over the last 8-10 years. These factors
have all boosted the demand to real estate. And with
the inauguration of long-term housing loans, our people
acting along the motto of "Property in Earth,
Faith in Afterlife" were greatly motived.

A new approach to make low-income brackets house owners!
Greatly struggling for privatization, Mr. Prime Minister
R. Tayyip Erdoğan Erdoğan and his government transformed
for some reason the Mass Housing Administration (TOKI)
whose function should naturally be "providing
partial loans for Mass Housing Societies and Mass
Housing Builders, and undertaking building organizations"
into directly a State Economic Housing Enterprise
while disputably disposing of other State Economic
Enterprises on other side.
Again,
allocating the lands in hand to Mass Housing Societies
at very low rates and helping low-income brackets
to be house owners in this way so far, the Municipalities
have directly started to produce new dwellings (apart
from their primary mission). However, the total number
of dwellings produced by TOKI and Municipalities can
only meet 5% of the overall deficit. Yet, the propaganda
staged in both media and press has brought in a slogan
that "the government and municipalities would
make everyone house owners".
This
situation has thrown cold waters on PRIVATE ENTERPRISES
and DWELLING BUILDERS and also created an expectation
on citizens that TOKİ and KİPTAŞ would make them house
owners. Therefore, thousands of citizens desiring
to be house owners are prevented from seeking alternative
resorts.
However,
if both Municipalities and TOKI allocated the lands
and financial opportunities in their hand to mass
housing builders, producing more than 1-1,5 million
of flats in a 5-year period would be a reality. In
this way, middle income brackets could be house owners,
the construction sector would undergo a resurgence,
the flat deficit could be satisfied in a short period
of time and low income brackets would immediately
be freed from paying rentals. Furthermore, the construction
quality of Mass Housings would be secured as well.
